Ecology Surveys for Planning Applications
Zirkon provides expert ecology surveys and preliminary ecological appraisals for commercial and infrastructure projects across the UK. We specialise in identifying ecological constraints early to ensure developments meet planning requirements and comply with UK wildlife legislation.
Trusted by Major UK Developers & Contractors
We work with some of the UK’s leading house-builders, infrastructure developers, and utility providers, including:

Comprehensive Ecology Services
Our ecology surveys combine desk-based research and extended Phase 1 habitat surveys to give local planning authorities the information they need to assess environmental impact and compliance. We deliver detailed reports, habitat maps, and recommendations for mitigation within the timeframes that matter.
- Extended Phase 1 habitat surveys involve a site walkover in which plant species are recorded to enable classification and mapping of habitat types present within the site boundary
- Desk studies provide background data on protected and notable species and information on statutory and non-statutory designated sites from local biological records centres
- Identify ecological constraints to development such as potential for protected species and habitats, inform development design to avoid impacts where possible, and identify the need for further surveys
Why Choose Zirkon for Ecology Services
Early Planning Engagement
Preliminary ecological appraisals should be undertaken early in the planning process to enable any further surveys required to be scheduled and avoid delays. We work with you from the design stage to identify constraints and opportunities before planning submission.
Biodiversity Net Gain Expertise
Planning permissions granted in England must deliver at least 10% biodiversity net gain, using the biodiversity metric to demonstrate this. We prepare reports and recommendations that integrate with your biodiversity net gain requirements, avoiding later redesign costs.
Seasonal Survey Planning
Different protected species have different optimal survey times and seasonal constraints. The earlier an appraisal is conducted, the better chance of scheduling necessary specialised ecological surveys for protected species within the next seasonal window.
Complete Ecological Assessment
A preliminary ecological appraisal sets out survey methods, results, potential impacts and recommendations, enabling the design team to review implications on scheme design if further surveys are required.
Risk Mitigation
Failing to address ecological issues on site early can run the risk of causing costly delays, breaking the law, and even seeing the planning application refused. Our surveys give you the evidence local planning authorities expect.
Sectors We Work With
Zirkon delivers land remediation and environmental services across a wide range of sectors, including:
Construction & Infrastructure
Clearing land for large-scale developments.
Residential & Commercial Development
Site preparation for housing projects.
Utilities & Energy
Managing vegetation near power lines, pipelines, and renewable energy sites.
Environmental & Conservation Projects
Supporting biodiversity and habitat enhancement.
Healthcare & Public Sector
Ensuring safe, clear spaces for public infrastructure.
Legal Compliance & Environmental Responsibility
Clearing vegetation without the right permissions or expertise can result in legal consequences. We ensure full compliance with all tree protection laws, planning regulations, and environmental guidelines to safeguard your project.
What You Need to Know:
- Development must comply with UK wildlife legislation and national planning policy. Legal and planning policy requirements fall under the UK Wildlife and Countryside Act 1981 and the National Planning Policy Framework (NPPF).
- A report from a preliminary ecological appraisal survey is an essential requirement under national and local planning policy whenever a development could have ecological impacts at any level. This applies whether your site is near protected habitats, includes buildings with potential for bats, or could affect invasive species.
- A preliminary ecological appraisal provides the information required by a local planning authority to assess the biodiversity of a site, and nearly all planning applications will require an assessment of the ecology on site using this standardised method.
Frequently Asked Questions
A preliminary ecological appraisal is the initial ecological survey in the planning process and will identify any possible ecological constraints on a site and is often required as part of a planning application. It combines a desk study (background research) with a Phase 1 habitat survey (site walkover) to establish the ecological baseline and identify any constraints
Preliminary ecological appraisals should be undertaken early in the planning process to enable any further surveys required to be scheduled and avoid delays. Commissioning a survey at the concept or design stage gives you the best chance of identifying constraints early and scheduling follow-up surveys within the optimal season.
If the PEA is conducted sufficiently early in the project such that the design scheme is dynamic, the results can be reviewed and considered by the design team to review and consider the implications on scheme design. If further specialist surveys are needed (such as bat emergence surveys), the report will recommend these with timescales. If the PEA is comprehensive enough, it can support the planning application directly.
Timescale depends on site size, complexity, and data availability. Desk study and Phase 1 surveys can typically be completed within 2 to 4 weeks. If follow-up specialist surveys are recommended, these are scheduled according to species-specific seasonal windows, which can take several months (e.g. bat surveys, breeding bird surveys).
Biodiversity net gain is required as a mandatory pre-commencement condition, and a biodiversity gain plan must be submitted to and approved by the local planning authority, demonstrating at least 10% increase in biodiversity value relative to the pre-development value of onsite habitats. Your ecology survey provides the baseline data needed to calculate and achieve this requirement.
Cost varies based on site size, location, habitat complexity, and travel distance. Request a no-obligation quote, we will assess your specific requirements and provide a tailored estimate.
